Child Care and Care Home Case Studies

Having operated a successful Childcare nursery in Oxfordshire for many years, our client required funding in order to extend the nursery to provide a further 10 places and an after school club.

Her own bank were unwilling to help her as they felt she should go through a period of consolidation, even though she could clearly demonstrate there was significant demand for further Childcare places. After meeting us she was able secure funding from a specialist nursery lending source for the proposed development, at a rate that was even lower than she was paying to her own bank!

"Richard Nunn, Director of G R Patrick & Co (Finance) Ltd was invaluable when arranging the Childcare finance for my extension last year. He spent plenty of time going through all the details of the deal and was very informative and generally helpful. Richard was continually in touch with the bank on my behalf and was able to speed up the arrangements towards the end. The whole process went smoothly because of his assistance."

A Successful Dual Registered Care Home...

Our Client had operated a successful Dual Registered Care Home for over 3 years.

He required a Care Home loan to buy out his partner and simultaneously refinance his clearing bank, who were unable to assist him. Not only were we able to arrange the Care Home loan, which represented 78% of the ERP value, but we also negotiated a lower interest rate, thus making considerable savings on his monthly payments.

"We were impressed with the standard of service that G R Patrick & Co (Finance) Ltd offered and the extra efforts that were made on our behalf when the purchase became that much more complicated. Their undoubted knowledge and expertise in the care home loan sector was invaluable to us and with out their help we may not have completed this purchase."

A Special Needs Care Home...

Our clients operated a Special Needs Care Home in North East England which was registered for 15 clients.

Over the years our clients had borrowed through many different finance sources and their monthly outgoings exceeded £4,000. By consolidating their care home loan into a 15 year mortgage we were able to reduce monthly payments to less than £1,800 and therefore considerably improve their cash flow position.

"G R Patrick & Co (Finance) Ltd have assisted my company for the past five years in obtaining finance for the ongoing development of the group. My company's past history with finance capital ventures had been restricted to the standard high street bank lending approach, effectively restricting the group's expansion to available cash flow. G R Patrick and Co (Finance) Ltd revolutionised this with the introduction of new financing methods, which released my company's cash flow and offered the group vastly enhanced growth rate.

I found that with the support of G R Patrick & Co (Finance) Ltd, the care home finance for each new project was obtained with highly competitive rates and the minimum of fuss, leaving me to concentrate on the actual care home project, not just the care home finance. Without G R Patrick & Co (Finance) Ltd I am confident that the group could not have grown from £400,000 turnover to £3,200,000 in 5 years."

A Small Residential Care Home...

Over 9 years our clients have established a small residential care home of very high standards, which they were unable to develop further.

They found a second care home they wished to buy, but could not raise the deposit required for the care home loan. They approached various banks all of whom were unwilling to provide the necessary funding. Even their accountant was unable to introduce them to a lending source that was able to assist them. After 3 months our clients still had no finance and were running out of time as the vendors were losing patience.

They then contacted G R Patrick & Co (Finance) Ltd and as a result we were able to restructure their care home loan borrowing requirement and present their proposal to one of our lending sources. Within days we had secured a care home loan approval enabling the purchase to proceed and clearly demonstrating our ability to arrange financing where others have failed.

A Thriving Childcare Nursery...

Although our clients were operating a thriving Childcare nursery in the Midlands, it was based in council property that had fallen into a state of disrepair.

It was apparent that the council were not going to undertake any improvements to the property and they felt it was imperative to move the nursery to a more suitable location. Having identified a property, our clients were very frustrated that their own bank felt that it was too soon for them to be moving to bigger premises.

Having discussed the nursery loan application with us, they were able to secure funding in excess of 100% of the nursery purchase price of the new property and were able to complete the move to this property within a matter of weeks.
